Landlord and Artisan Liens

"Any artisan who, with the consent of the owner, has possession of goods for repair or other work, has a lien on the goods for the costs of the work done, which must be administered according to the code. Md. Code, Com., § 16-302.
Maryland also imposes statutory liens for services rendered by warehouseman, carriers of goods, and keepers of aircraft, boats, motor vehicles and mobile homes which can only be lost by voluntary surrender of control or possession of the property. Md. Code, Com., § 7-206, 7-307, and 16-202.
Maryland recognizes a landlord's right to a lien but the lien is not automatic. The landlord must first obtain a show cause order directing the sheriff to levy on all goods on the leased premises. Md. Code, Real Prop; § 8-304. Following a determination of reasonable probability, the court must issue an order all good on the leased premises not exempted levied upon. Md. Code, Real Prop; § 8-305."
