Each person who acts as a mortgage broker must be licensed. In order to apply for a mortgage broker license, an applicant must designate a qualified principal loan originator. (West's F.S.A. § 494.00321) A license is not transferable or assignable. (West's F.S.A. § 494.004)

All mortgage broker licenses must be renewed annually by December 31. If a person holding an active broker license has not applied to renew the license on or before December 31, the license will expire on December 31. Fla. Stat. § 494.00321(7).
